What are AZ Holiday Homes responsibilities when managing my home?

We provide a full spectrum of detailed services to our home owners including, but not limited to:

  • Marketing and advertising of the homes on our extensive online marketing network
  • Adjusting rates based on market research and yield management strategies designed to maximize profits
  • Designing and adapting the optimal mix of market segments
  • Completing guest background checks prior to booking to ensure we are getting the responsible and respectable guests
  • Providing (in addition to the security deposit taken at time of booking) an additional $15,000 insurance policy for every reservation to protect the home owner from any damage that may occur over the security deposit amount
  • Providing trip cancelation to all reservations to protect the home owner from losing revenue due to a cancelation
  • Coordinating and collecting any legal documents and rent payments from our guest and providing each home owner with full monthly reports
  • Scheduling and conducting cleanings, detailed inspections and inventory check of the home before and after each guest
  • Providing guest with additional housekeeping and concierge services when requested
  • Ensuring excellent customer service by providing the guests with a 24/7 guest services and emergency contact support while staying in our homes, and providing local staff members to assist with any complications that may arise
  • Communicating with our home owners on any issues that fall outside of our rental management contract and daily responsibilities that may require an owner authorization and/or may affect rentals
  • Notifying the owner of any immediate emergencies and/or extensive need.

What are the fees that AZ Holiday Homes charges to manage my home and place it in their Rental Management Program?

Our property management fee is 25% of monthly rental revenues. Additional fees might include:

  • Pest Control
  • Grounds Maintenance
  • Pool Maintenance
  • Maintenance and Repair
  • Startup marketing and third-party subscription fees
  • Design team to help furnish your Vacation Rental

*We also provide a bi-annual deep cleaning of your home, at no additional cost, to maintain the property’s first-class condition and to ensure our guests are have a positive experience. This will include professional carpet cleaning, window washing, and other applications as necessary.

As a homeowner what would be my responsibilities?

Paying all general ownership responsibilities or obligations associated with the home such as:

  • Monthly utilities
  • Property and occupancy taxes
  • HOA fees
  • Home Insurance
  • Providing AZ Holiday Homes with a fully functional home that is in rentable condition.
  • Home Owners are responsible for providing repairs or replacements on any items and inventory resulting from normal wear and tear. All damages, repairs, and or inventory replacement resulting specifically from a guest are paid by the guest.
